Major projects will boost residential and office space in the area THE dodgy bars and seedy karaoke pubs of Tanjong Pagar will soon be giving way to high-rise condominiums glitzy hotels and plush offices amid a radical makeover for the area.The multibillion-dollar revamp is being driven by the Government's strategy to promote new office residential and other developments in the area. There are also aims to make Tanjong Pagar the next waterfront city and a potential rival to the iconic Marina Bay. One eye-catching development underlines the scope and ambition of the area's revitalisation The mammoth GuocoLand development on the 1.5ha plot at the corner of Peck Seah Street and Choon Guan Street promises to be a landmark project and at 280m high among the three tallest buildings in Singapore The developer which paid $1.7 billion for the site plans to build the mixed-use project on top of Tanjong Pagar MRT station and spend up to $3 billion according to earlier reports.
With the landmark project, plus a slew of other mega developments catching on in Tanjong Pagar (Tanjong Pagar Railway Station to be relocated, Keppel Towers/ GE Tower to be redeveloped into residential project), all these are capitalizing on the redevelopment of Tanjong Pagar - poised to be the next waterfront city!

Singapore - Developers are keen on the long-term potential of Tanjong Pagar's inner-city living, analysts say, with sites in the area attracting record bids and transaction prices. Transacted prices in the vicinity have already gone above that level and were as high as $2,605 psf in Far East Organization's Altez.
Most of Tanjong Pagar's residential properties might continue to see transaction prices in the range of $1,800 to $2,000 psf, according to Kim Eng Research. With the Urban Redevelopment Authority's plans to turn Tanjong Pagar and Shenton Way into a "live, work, and play" precinct, "the attractiveness of this remaking story is hard to resist", said Dr Chua Yang Liang, head of research for South-east Asia at Jones Lang LaSalle.
"The residential component will bring about change in the retail and F&B concepts in the financial districts: Supermarkets and gourmet restaurants will find their place here, replacing money changers and hawker stalls, for instance," said Mr Donald Han, vice-chairman of Cushman & Wakefield. "I think we have not hit a high threshold for residential inner-city living, judging from price and rental trends," he added. Monthly rentals in the Tanjong Pagar area are currently between $4.50 psf and $6.00 psf and are estimated to hit as much as $7 next year, while yields will remain at 3 to 4 per cent.
When the HIP upgrading for the Tanjong Pagar Plaza is completed, the residents living there will be able to enjoy a brand new living environment, convenience of a downtown address, sitting in a piece of land with appreciating value, immersing in all the hips and happenings surrounding Tanjong Pagar's rejuvenating plan; and yet the investment is only less than S$600 PSF.

Slated for Home Improvement Programme. Work confirmed to be carried out for my unit in March 2011, which will take about 10 days to complete the work for my unit. The whole upgrading project is expected to complete in 2nd Qtr 2012.

As you can see from the pictures above, we have installed Daikin inverter cost-saving aircons in the Living Room and the 2 bedrooms. We have changed the toilet bowl to the sitting type and have modified the wash basin area so that it will have 2 wash basins instead of one. And, have also done a base for the washing machine area. The curtains in the rooms and living are changed to the blind type. All these are done for about 2 years.
